RGA and JE Dunn - Complete renovation of 24,000 SF Historic building in hip downtown Portland's Pearl District. Seismic analysis and full seismic upgrade, hazardous material abatement, design-build MEP systems, elevators, complete exterior replacement, LEED certification, roof top deck and exterior plaza and garden entertaining area, and complete interior finishes for two creative office tenants. Also includes a unique data, music and video system integrated with LED lighting throughout the office to provide an interactive presentation and entertaining environment, with live video feeds from multiple office locations around the globe, wireless lights with ability to change any color, synced to video or sound system, and also offers software to automatically mimic natural light throughout the day to create a balance to one’s circadian rhythm. Full PBOT street improvements, including City sidewalks and street trees, new utilities, PGE primary and transformer upgrades, architectural light poles, and traffic signal replacement. Project consisted of three phases to accommodate tenant growth, including expanded the three story structure while maintaining occupancy and tenant operations.
